Character home renovations with the original detail intact

Villa renovations and character home renovations are work we genuinely enjoy: older villas with sash windows, original mouldings and period detail that needs a careful hand. At Tillion Build, we specialise in breathing new life into classic character homes across the North Shore and Rodney.
Older homes are rarely square or level, so we adapt traditional methods alongside modern practice, protecting and restoring the features that make your home special while adding contemporary functionality where it counts. These homes often hide unexpected issues like structural rot beneath the surface. True to our "no cutting corners" philosophy, we handle these layout challenges with absolute transparency and clear communication.
The same workmanship carries across to modern alterations and extensions, from kitchens to second-storey additions. We coordinate kitchen work with our trusted kitchen partners, who measure and installs, while Tillion Build manages everything around it.

Honest pricing with contingencies for the unknowns

House renovations involve unknowns, especially once the walls come off: rot, dodgy framing, surveyor requirements or changes decided on partway through. Rather than pretend those risks do not exist, every renovation is priced with a contingency built in, which is particularly important for bank-funded projects.
If rot or a structural issue is uncovered, a building surveyor is engaged, photos and details are sent across, and the recommended process is talked through with expert backing. If the contingency is not drawn on, your project can come in under budget.
Standard cover includes a 12-month defect period and a 10-year Licensed Building Practitioner warranty on structural elements.

Living in your home during renovation with manageable disruption

Most clients live in their home during renovation, so the build is planned around how the space is actually used. Before any work begins, we sit down together to map out practical zoning for cooking, sleeping, and moving safely through the house during each stage of construction.

Furniture and living areas can be strategically shifted to find workable solutions that keep your daily routine ticking over smoothly. In rare instances where a specific phase of the build becomes too disruptive to live through, we will discuss alternative arrangements openly and well in advance to ensure you have a comfortable plan in place.

Containing dust and noise on your site

To contain mess and noise, your site is set up with:

  • Dust extraction at the source of cutting and sanding
  • Zip walls to seal off active work zones
  • Closed-off work areas with clear access routes for the family
There will be dust and noise, but it is contained as far as practical and you are warned before each stage. Communication is often daily when work is alongside you, and at least weekly otherwise.

At handover, a walkthrough is carried out and a snag list created. Sign-off only happens once you are satisfied. Where a bathroom is included, this is coordinated with
bathroom renovations. Larger projects sometimes combine with new house builders scope.

FAQs for Residential Renovations / Extensions

Look for Licensed Building Practitioners with completed projects similar to yours, clear references and transparent pricing. Ask how the architect, engineer and subtrades are managed, and check the defect period and structural warranty cover.

Good renovation builders will explain the process plainly and answer every question without rushing the conversation.

Most home extensions take between four and nine months, depending on size, complexity and council processing times. Design and consent typically take three to four months on their own, with construction following once approvals are secured.

Weather, material lead times and structural surprises in older homes can also shift the final timeline.

Most house alterations involving structural work, plumbing, drainage or changes to the building envelope require building consent. Cosmetic work such as painting or replacing fixtures generally does not.

Experienced house extension builders should manage the consent process, including drawings, engineering input and council liaison from start to finish.

Villa renovations and character home renovations need extra care because older villas and bungalows often have hidden issues such as rot, outdated wiring, borer or non-compliant framing. Heritage features such as native timber, leadlight windows and original mouldings need to be preserved or carefully matched.

Experienced renovation builders know how to combine modern comfort with original character intact.

Set aside a contingency of 10 to 15 percent on top of the quoted price for unexpected discoveries, especially in older homes. Ask for a detailed scope of works rather than a rough estimate and make sure your renovation builders are upfront about variations.

Honest, itemised pricing protects you from nasty surprises mid-project.
